From Residential to Commercial Real Estate: The Power of Education, Relationships & Leadership
Reflections from my speaking engagement at the 2026 AREAA National Convention in Frisco, Texas.
I recently had the privilege of speaking at the 2026 Asian Real Estate Association of America (AREAA) National Convention in Frisco, Texas, as a panelist for the breakout session, “Transitioning from Residential to Commercial Real Estate: The Power of PIN.”
Sharing the stage with Helen Chong, CCIM, Michelle Leung, CCIM, and our moderator, Yoon Saechao, was an opportunity to reflect on my career journey while helping other real estate professionals explore the possibilities within commercial real estate.
A Career Built on Curiosity, Education, and Opportunity
My journey into commercial real estate began while studying finance at the University of Nevada, Las Vegas, where I became involved with the Lied Institute for Real Estate Studies and served as president of the UNLV Real Estate Club.
What attracted me to commercial real estate was the connection between real estate, business strategy, financial performance, and community development.
Over the past decade, I've had the opportunity to work across commercial brokerage, corporate real estate, and real estate transactions. Those experiences have shaped the way I approach my work today.
Commercial real estate is about much more than finding a property or negotiating a lease. It's about understanding the financial and operational objectives behind every transaction and helping clients make informed decisions.
Transitioning from Residential to Commercial Real Estate
One of the central topics of our discussion was how residential real estate professionals can successfully transition into the commercial sector.
While both industries require strong relationships, market knowledge, and negotiation skills, commercial transactions introduce additional layers of financial and operational complexity.
A commercial tenant must evaluate whether a location supports the long-term success of their business. An investor must consider income, operating expenses, risk, and potential returns. A property owner must balance leasing strategy, capital improvements, tenant quality, and long-term asset performance.
My advice to professionals exploring this transition is to focus on three things:
1. Invest in specialized education. Learn the fundamentals of commercial leasing, investment analysis, property valuation, and underwriting. Pursuing my CCIM designation has reinforced the importance of financial knowledge in making strategic real estate decisions.
2. Build relationships with experienced professionals. Mentorship, collaboration, and participation in industry organizations can provide valuable insight that extends beyond the classroom.
3. Develop expertise before chasing transactions. Choose an asset class, understand the market, and learn how to create measurable value for clients.
Your real estate license may open the door, but your knowledge, preparation, and integrity are what build a sustainable career.
The Power of PIN: Why Relationships Matter
Another meaningful part of the conversation was the role professional organizations play in career development.
Through my involvement with AREAA, CREW Las Vegas, the Commercial Alliance of Las Vegas, and CCIM education, I've experienced firsthand how industry relationships create opportunities for learning, collaboration, and leadership.
Networking is not simply about exchanging business cards or generating referrals.
It's about building genuine relationships, supporting others, sharing knowledge, and consistently showing up.
When we invest in our professional communities, we create opportunities not only for ourselves but also for the next generation of real estate professionals.
Looking Ahead: The Future of Commercial Real Estate
One of the aspects of commercial real estate that continues to excite me is the opportunity to help businesses and communities evolve.
In Southern Nevada, this includes supporting expanding businesses, identifying investment opportunities, and helping property owners reposition underutilized commercial spaces.
Not every successful transaction begins with a new development. Sometimes, meaningful value is created by recognizing the potential of an existing property and connecting it with the right tenant, investor, or business strategy.
As commercial real estate continues to evolve, professionals who combine market expertise, financial literacy, creative problem-solving, and strong relationships will be positioned to provide meaningful value.
Grateful for the Opportunity to Give Back
As a Las Vegas native and the daughter of immigrants, I have always valued the opportunities that education, hard work, and community relationships can create.
Participating in the AREAA National Convention as a speaker was especially meaningful because it allowed me to share what I've learned while connecting with professionals who are equally passionate about creating opportunities for others.
I'm grateful to AREAA, the CCIM Institute, my fellow panelists, and everyone who attended and contributed to the conversation.
If there is one message I hope attendees took away from our session, it's this:
Let's Continue the Conversation
Whether you're a residential agent exploring commercial real estate, a business owner evaluating your next location, or an investor looking for opportunities in Southern Nevada, thoughtful strategy and informed decision-making matter.
I welcome the opportunity to connect, collaborate, and share insights with professionals committed to growing within the commercial real estate industry.
